All 101 parking bays made EV-ready — with the maximum SEAI grant
THE CHALLENGE
Like most apartment developments, The Pavilion had a shared car park and a shared electrical supply — the two things that have always made resident EV charging so difficult. Demand was building fast, and the management company wanted a solution that wouldn't mean digging up the car park again every time another resident asked for a charger.
THE SOLUTION
- Dedicated new ESB supply and EV distribution cabinet with three sub-boards, kept separate from the building's existing electrics.
- Full cabling to all 101 bays on day one — the decision that drives the long-term economics.
- Intelligent load & phase management sharing power dynamically across all three phases.
- Smart app & billing platform — residents pay for what they use; the OMC carries no admin.
THE RESULTS
- Every bay is charger-ready — the disruptive civils work is done once.
- 22 chargers already live and in daily use by residents.
- Maximum SEAI grant secured, with GEV handling the application for the OMC.
- Adding the next charger takes minutes in a pre-cabled bay — no fresh project each time.

WHY THE APPROACH WORKS
The costly part of apartment charging is the shared infrastructure, not the chargers themselves. By grant-funding that backbone once and cabling every bay up front, The Pavilion turned a series of expensive one-off installs into a simple, low-cost upgrade path — and the SEAI grant did most of the heavy lifting on the initial cost.
